Case Study: Applying “Iconic” Innovation to Get Heads to Beds Quickly in Metropolitan Apartment Complex

August 17, 2022

When SWA Construction, one of Richmond’s leading developers, acquired a property in the city of Richmond, VA, the mission was simple: find the right building solution for the project. Having just completed several precast parking decks with Tindall Building Systems. SWA decided to work with Tindall to erect this multi-family residence.

As is typical in a constricted metropolitan location, job site challenges included everyday traffic and congestion. Further, the team was on a tight deadline and required a solution that provided accelerated, all-weather construction. After thoroughly reviewing building material and enclosure options, a total precast structure provided the best solution vs. steel or cast-in-place concrete with alternative cladding.

The Team

  • PCI-Certified Precast Producer: Tindall Building Systems
  • General Contractor: SWA Construction
  • Engineer of Record: Speight, Marshall, and Francis P.C.
  • Architect: SWA Architects-VA Inc.
  • Erector: E&B Erectors

The Solution

Through productive collaboration, the team decided to erect a building that is the first of its kind in the United States.

Tindall worked seamlessly with SWA Construction’s architects to lay out a plan, timeline, and model for a total precast solution utilizing a Tindall Lightweight All-Purpose Beam (T-SLAB®) system. This proprietary system creates efficient, strong, and customizable precast beams that accelerate construction and design and create a stronger, lighter precast slab system that supports the project’s need for design flexibility, durability, and speed.

Tindall’s approach helped SWA achieve its “heads to beds” goal with a solution that provides longevity, durability, and aesthetics. Accelerated construction allowed other trades into the building sooner to complete interior buildout, streamlining overall construction to create a path to faster tenant occupancy and revenue generation for SWA.
