Case Study: The Latitude Apartments

June 25, 2021

A $67,000,000 project in Arlington, Virginia, the Latitude Apartments is a mix of several different buildings, from apartments to retail space and cultural hubs to below-grade parking. Its downtown residential district location presented the project team with unique challenges that they were able to overcome with precast concrete and careful coordination. Limited street access required precise scheduling for everyone involved to install nearly 70,000 square feet of architectural precast panels, manage complex rooftop crane maneuvers, and achieve an impressive finished design.

With leaders from different trades working together, the Latitude Apartments became a successful, cost-effective project that earned LEED® Gold certification.

Navigating Collaboration Complexity with Precast

The Latitude Apartments demonstrates the flexibility of precast concrete when it comes to navigating location-based obstacles that demand strategic collaboration between trades. The area’s few site access points made precast an ideal option for accomplishing balcony understructure work, and the residential towers’ CIP pouring schedule had precast producers following their progress by jumping back and forth between rooftops.

The two residential buildings called for nearly 70,000 square feet of precast panels. 749 architectural panels of non-pigmented precast concrete with a smooth acid wash finish—which required careful control of fine and coarse aggregates before batching were positioned and installed to maintain the property’s natural look and feel.

Achieve More with Precast

With precast, the Latitude Apartments team worked through environmental difficulties, cost constraints, collaboration challenges, and more. Choosing architectural precast concrete over other materials offered greater opportunities to exceed expectations in terms of site efficiency, project timelines, and aesthetic outcomes.
